Where to buy land in Madrid
The average price of urban land in Madrid is one of the highest in the country, with a figure of more than €230/m², due to its high population density. In recent years, it has suffered an increase of more than 40% on average in the main cities and more than 30% in those with a population of more than 50,000 inhabitants. These cities are the ones that register the greatest real estate activity.
The areas with the cheapest land for sale are: Chinchón, with an average value of €0.40/m²; Valdepiélagos, with €0.50/m²; Venturada, with €0.60/m²; and Cadalso de los Vidrios, Campo Real and Navalcarnero, with €0.70/m². The situation of developable land is like that related to urban areas since it is concentrated on the outskirts of the main cities in the territory, for which they are in great demand. The urban plots for sale with the highest price in the Madrid province are in the Madrid capital, Alcalá de Henares, Alcobendas, Cobeña and Leganés. On the other hand, rustic properties for sale present lower values since they have less demand.
The Madrid dream of urbanites
In Madrid, more than 10% of the surface is urban land. A large part of the land is for residential, industrial, and commercial use (dedicated to commercial and leisure parks). Intending to reactivate the economy, the administration has made available to interested companies more than 1,000,000 square meters of urban land with a high percentage of buildability. More than 26% of Madrid's land is developable (sectorized and non-sectorized). There is a large area available in unbuilt urbanized areas ready for building. Rural land has been decreasing over the years since it has been reclassified so that it could be built on, but it still occupies more than 60% of Madrid's land. Currently, the Sustainable Rural Housing Law of the Community of Madrid allows the construction of single-storey houses on rustic properties with an area greater than 6 hectares.
An agricultural sector with quality products
Despite being an Autonomous Community focused on the service sector, more than 200,000 hectares are cultivated in it, almost half of the territory.
Its continental climate, with more than 2,800 hours of sunshine per year, favours the development of various types of crops, such as grain cereals (barley and alfalfa), legumes, vegetables, garlic, melons, strawberries, asparagus, olive trees and vineyards. Which give rise to high-quality products with the denomination of origin.
There are different models of livestock farms (cattle, sheep, goats, and pigs), which are complemented by different types of activities such as rural tourism, crafts or hunting, among others. To achieve a generational change, as well as promote organic farming, this Community offers the possibility of financing investments to modernize farms and increase the competitiveness of the sector.
Industrial land is available to companies
The Community of Madrid has a wide range of industrial plots available in Science-Technology Parks, Industrial Estates and Business Incubators. The industry is diverse and includes companies from the technological, aeronautical, pharmaceutical, logistics, electronic, chemical, food, paper, graphic arts, transport material and automotive sectors.
The most fiscally flexible Community
Madrid is the Autonomous Community whose tax burden is the lowest in all of Spain. Some of its tax advantages are that the Wealth-tax is subsidized in its entirety or that the taxes on Property Transfers and Documented Legal Acts are the lowest in the country.
In short, it is a single province region that offers commercial freedom and low tax pressure. It has a good network of communications and transport infrastructure and public services. In addition, it is an ideal place to invest in the urban and industrial sphere, since it has a wide range available and the administration offers excellent conditions in aid and subsidies.
